Bungie is reportedly exploring options to sublease significant sections of its expansive Bellevue, Washington headquarters. The 210,984 square-foot facility, which the developer more than doubled in size in 2021, is now seen as larger than its current needs following several years of staff reductions.

A spokesperson confirmed to The Game Post that the studio is "exploring options to sublease its campus in Bellevue, Washington." This decision is attributed to the company's transition to a "digital-first model several years ago" and the "effectiveness of its remote collaboration," though Bungie intends to maintain a physical office presence in the city.

The Bellevue campus, described as state-of-the-art, features amenities such as a dedicated workout space, a climbing wall, and playtest areas. A brochure circulated for the sublease also highlights a motion capture studio, streaming studio, audio and Foley rooms, capture facilities, and editing suites.

This move comes after a period of considerable investment and subsequent downsizing for Bungie. The studio's 2021 expansion was driven by ambitions to build upon Destiny 2's success, develop new content within the Destiny universe, and invest in unannounced intellectual properties. Sony acquired Bungie for $3.6 billion the following year.

However, these ambitions have largely not materialized as planned. Destiny 2 has not expanded into a trans-media franchise, and several non-Destiny projects, including one codenamed "Gummy Bears," have been canceled or absorbed elsewhere within PlayStation. The future of Bungie's current projects, such as the extraction shooter Marathon, remains uncertain, especially after Destiny 2's sunsetting was officially announced by Sony.

Bungie's workforce has seen significant reductions since its pandemic-era peak of over 1,500 employees. Successive layoffs in 2023, 2024, and 2026 have reportedly reduced staff by more than 600 people, not including attrition or roles transitioned to other Sony divisions. The studio's current headcount is now estimated to be closer to 500 employees. While embracing a digital-first, remote-friendly approach can be advantageous for talent acquisition and cost management in the expensive Seattle area, the current subleasing effort suggests the massive studio expansion may have been undertaken without fully accounting for these evolving workplace dynamics.
